Preparing an inventory & condition report

An inventory and condition report is extremely important if you want to avoid disputes with tenants at the end of a tenancy. While we recommend that you ask an expert (e.g. SureHome!) to prepare your inventory and condition report, you can do it yourself and pass it to us.

We prefer it as an editable computer file, e.g. Microsoft Word, so that we can update it with any future changes. It should ideally be accompanied by a set of digital photographs.

Record a description of all the fixtures, fittings, décor, furniture and contents.

Don’t feel the need to detail absolutely everything right down to the last teaspoon: “selection of cutlery” should suffice unless they’re particularly valuable (in which case you should be thinking twice about leaving them in the property anyway).

Here is an example of an inventory and condition report prepared by SureHome: SureHome inventory sample. The RentSure report gives extra protection due to the extended caveats that it gives to the tenant.

You can use this template when taking down your report: Inventory taking sheet. A Dictaphone can save a lot of time if you have one.
